Here’s the low-down on what make the Fern so special…

We’ve spent 5 years researching, designing and refining every aspect of the Fern from first principles. Nothing in the Fern is conventional, because conventional apartments leave a lot to be desired. Compliance with minimum standards is what you can expect, and that’s only one step better than breaking the law! (Croxton)

Every decision and detail has been considered in terms of end user enjoyment, and impact on the wider environment. The boldest step in this process has been building to the Passivhaus Standard. You probably haven’t heard of it, but this global movement is going to be huge.

What is Passivhaus?

A rigorous, scientific method of building high comfort, low energy homes of the future. These illustrations explain how Passivhaus works and how it makes the Fern so special…

Airtightness

Airtightness is simply control of air entering and leaving a building to manage temperature and quality of the internal environment.

Sydney Average is 21 Air Changes per Hour @ 50 Pascals

Passivhaus is 0.6 Air Changes per Hour @ 50 Pascals

Air Leakage Area

This is the combined area of all gaps, cracks and holes in the building envelope; where the drafts come from. See how Passivhaus compares to average.

Insulation

Insulation is a blanket for your house that slows heat transfer to keep it cool in summer and warm in winter

Energy Consumption

A Passivhaus is so efficient, it uses around 10% of the heating and cooling energy of the average house. That means a lifetime of savings.

Thermal Bridging

A thermal bridge is formed when your insulation layer is bypassed by a conductive material, allowing heat to be transferred through a wall, ceiling or floor.

Structural thermal breaks eliminate these bridges to keep the interior comfortable all year round.

They also eliminate the risk of condensation, mold, and Sick Building Syndrome when used correctly.

Window U Value

U-value measures how readily a window system conducts heat.

Windows with low conductivity keep the heat outside in summer, and inside in winter. There’s also SHGC to consider, but we’ll leave that for next time…

Heat Recovery Ventilation

HRV delivers constant filtered, fresh air to living and sleeping areas, whilst extracting stale air from kitchens and wet areas. The inbuilt heat exchanger swaps the heat from incoming supply air to outgoing exhaust air in summer, keeping the interior space cool.In winter, the heat exchanger works in reverse, keeping the warmth inside by swapping the heat from the outgoing exhaust air to the incoming supply air.The result is a clean, fresh, quiet, comfortable home, all year round.

Pest Entry

The Fern is so well sealed for airtightness, there is literally nowhere for cockroaches or other pests to enter the apartments. If you get lonely, you’ll have to open the doors and personally invite them.

Just imagine cockroach-free living in the middle of the city!

Air Quality

As well as temperature control, the HRV ‘F7’ grade filtration ensures you’re breathing clean, healthy air 24/7.

Acoustics

The general construction, and especially doors and windows at the Fern are so solid and well sealed, they easily pass the most stringent acoustic isolation requirements.

The average Sydney apartment was built with little or no regard for peace and quiet for the poor old occupants.
